Assignment, double close or wholetail? Choosing the exit deal by deal
The right exit depends on the property, the buyer and the spread. A practical guide to picking the best one every time.

Every deal has more than one way out. The best investors stay flexible and decide the exit based on the specific property and the specific buyer in front of them.
When to assign
Assignments are fast and capital-light. They work best when the buyer accepts assignments and the spread is reasonable for everyone involved.
When to double close
If the buyer’s lender requires a direct purchase, or the spread is better kept private, a double close keeps both sides clean — at the cost of coordinating two closings.
When to wholetail
Some properties only need a clean-out. Buying, tidying and selling close to retail can capture more value than an assignment fee with very little work.
Always check the rules
Requirements for assignments and wholesaling differ by state. Know your local rules and work with qualified professionals.
