Reading distress signals without reading too much into them

A single signal tells you little. A late tax bill might be an oversight. Combined with vacancy, an out-of-state owner and twenty years of ownership, it tells a story.
Stack the signals
Score leads by the combination of signals rather than any one. Inbound interest — an owner who asked for an offer — outweighs everything else.
Lead with empathy
Behind most distress signals is a person dealing with something hard. Outreach that acknowledges that, without presuming, earns replies.
Refresh constantly
Records change weekly. The best lead is often the one that appeared yesterday.
